Aside from our experience as realtors, we’ve also got a tremendous amount of experience investing in real estate, hands-on managing properties of various sizes and leading teams. We’ve navigated extremely challenging market conditions without ever compromising our investors.
We can not predict the future, and that is why we work with highly experience operators that have extensive experience in the industry. The deal really shouldn’t ‘go sideways’ because we attempt to model out every possible scenario before we even say yes to a deal.
We focus on what is in our control, things like the building itself, the condition of the materials, the market dynamics, employment numbers, comparables, trends, and projections for rents in that specific neighborhood. Our experience tells us what we need to be paying attention to. We encourage our investors to ask questions about the numbers and underwriting. We’re here to be transparent, share everything we know and walk step by step through the projections together if you want that.
That said, there are always things that we can’t predict. Things like 9-11, COVID, or a factory closing in town, can’t be planned for. That is when you rely on experience and character. We have experienced navigating major changes like this in the past and have a track record of returning our investors' money. As men of good moral character, we also seek out partners whose values align with ours to ensure that when things do get challenging the right decisions are made with the investors best interest in mind.

Our focus is helping high performing Real Estate Sale professionals along with other high performing sale professionals that may or may not be in the Real Estate Space. We help both accredited investors and sophisticated investors find alternative investment vehicles that earn double digit returns and often times double our investors investment in as little as 3 to 5 years.
Legacy Makers Group will go through all of our own underwriting and due diligence on a specific property. Once the property meets all of our criteria, we exclusively offer that investment opportunity to potential investors who have met with us and asked to be our list.
We’ll go through the deal with you in detail, sharing the numbers, the projections, photos of the property and the business plan. If you like the property and wish to invest, we’ll ask you to wire your funds to us and sign an agreement stating your position as a fractional owner. Once the money is received and confirmed, your work is done. We will communicate with you through each step of the process and you’ll have direct access to us to ask questions.
Once the property closes and ownership is transferred and we move into ongoing management.
MONTHLY: You’ll hear from us with updates on how the property is performing, the status of our renovations and financial reports. You will always have direct access to Rich and Dan to ask questions and get updates. We’re happy to share all the details and meet to talk in more detail with you.
QUARTERLY: After 90 days of ownership, we start sending distributions to our investors based on the cashflow of the property. You’ll receive these funds directly into your bank account!
ANUALLY: We will prepare a K-1 for you to pass along to your CPA which will allow you to take advantage of the tax benefits
Typical project cycles are 3-5 years depending on the market, the economy and the business plan. During that period you will not have access to the capital you invested with us.
When the time is right to sell the property we take the property to market and handle every aspect of the sale and transfer, with the goal of generating as much profit as possible for YOU the investor. Once the property sells we send a final distribution to you including your original capital and any additional earnings.
